Maintenance Supervisor – Buildings

RED-Rochester is a multi-utility generation plant and district energy supplier to one of the world’s most comprehensive industrial parks: the Eastman Business Park. Supporting a 1,200-acre campus, RED-Rochester has the utilities, infrastructure, technical services, support services, space and complementary regional resources to benefit a wide range of industry verticals.  We are seeking a Building Maintenance Supervisor who enjoys the challenge of solving problems that improve service to our customers.  Our infrastructure consists of a blend of classic and modern industrial assets and requires a person with a mechanical and technical expertise – able to instruct and supervise others; able to manage both up and down the organization; able to work collaboratively with other departments to achieve success.

Responsible for the effective supervision of all personnel and maintenance activities for the team assigned, this role will efficiently and productively utilize RED-Rochester personnel and resources to minimize downtime and control maintenance costs for equipment used in the production and distribution of utility services and the buildings that protect those assets, while following procedures to maintain a safe workplace and comply with regulatory requirements.

Essential Duties and Responsibilities

  • Maintain Clear and Consistent Communication relating to the current status, performance and needs of your position with RED-Rochester Maintenance Manager and as affected, the Operations Manager. Ensure all RED-Rochester customer communicated concerns are immediately communicated and appropriately responded to.
  • Team Performance Management:
    1. Staffing level recommendations based on current internal workload requirements, or feasible transition of vendor supplied work to self-performance.
    2. Recruitment and hiring recommendations as related to your assigned team.
    3. RED-Rochester, LLC HR policy support and enforcement.
    4. RED-Rochester, LLC Safety policy support and enforcement.
    5. Team KPI annual development and reporting.
    6. Personnel Performance activities to include goal development, performance progress meetings, performance end of year reporting, performance awards and performance corrective activities.
    7. Personnel career development planning to include monitoring apprenticeship progress, assigning and monitoring training or mentoring programs & in job progression.
  • Teamwork Load & Scheduling Management:
    1. Work with your assigned Maintenance Planner to establish, prioritize and meet or exceed preventive, corrective maintenance and repair deadlines.
    2. Work with your assigned Maintenance Planner to match trade or vendor assignments to meet deadlines set or provided in the best and most cost efficient manner.
    3. Ensure all Maintenance Teams are properly supported with the trades stationed within your team.
    4. Ensure all efforts are effectively coordinated and collaborated across any affected RED-Rochester, LLC team: Operations, Maintenance, Project & Optimization, Instrument & Controls and Management.
    5. Take initiative to ensure your assigned assets or facilities are in their best possible condition based on the provided variables or solution availability.
    6. Ability to lead, conduct and report incident reviews, relating to safety, driving, personnel or equipment failures.
    7. All Maintenance documentation and scheduling shall be accomplished and memorialized through the use of RED-Rochester, LLC’s CMMS software (Maximo®), maximizing workforce efficiency.

 

  • Team Financial Ownership:
    1. As each year progresses, maintain a next year budget file of tasking, proposals and quotations to reference during the budget creation for your team.
    2. Develop and participate in the production of your team’s budget, with a developed focus of accomplishing “more for less” as we progress year over year.
    3. Incorporate, adhere and improve your teams approved budget. Ensure work is sequenced, where possible, to meet budgetary spend forecast, weather and environmental concerns along with Asset operational needs.
    4. Purchase request approvals to current levels as assigned by the RED-Rochester, LLC authorities’ matrix. Monthly, purchase order accruals approvals and vendor workload monitoring, packing slip and material receipt management.
    5. Expense reporting approvals for assigned team members.
    6. Approval of all team time reporting via ADP® software. This includes planning, approving and communicating your team’s time off requests.

 

Equipment/System Competencies (Eastman Business Park wide – RED-Rochester, LLC asset locations):

  • Building envelope: roofing, exterior walls-foundations-windows, stairwells, loading docks, Elevated Walkways and Catwalks, Overhead and Worker Doors.
  • Building Environmental:   HVAC systems, plumbing systems, floor drainage Systems.
  • <480vAC 3 Phase electrical systems: panels, motors, breakers, disconnects, motor controllers & VFDs
  • <208vAC single phase electrical system: panels, motors, breakers, disconnects, motor controllers & lighting systems.
  • Low Voltage building control systems: HVAC control systems, fire life safety & security systems.
  • Installed overhead cranes, forklifts, walkies, man lifts, load leveling systems

 

Soft skills Competencies:

  • Excellent and clear verbal and written communication skills
  • Demonstrated ability to work independently or within a team environment.
  • Demonstrated electrical aptitude and abilities
  • Demonstrated conceptual and practical trouble shooting skills
  • Ability to follow procedures, work instructions and safety/environmental regulations

 

Education and/or Experience:

  • High school diploma/GED
  • Applicable Associates or Bachelor’s degree preferred, but not required
  • General computer application experience (Microsoft Office 2011® or greater, Google® Office or comparable) Auto-Cad® experience preferred, Adobe Acrobat® experience also accepted.
  • CMMS Software experience (SAP®, ORACLE®, or preferred MAXIMO®)
  • 5 years of field experience working on or around systems included in the above competencies.
  • 5 years experience working as a building manager or supervisor

 

Qualifications or Licenses:

  • Must obtain required safety operator licenses, as needed for fork truck, man lift and scissor lift within 12  months (Employer Provided)
  • Immediately obtain OSHA 10hr certification.
  • Must obtain OSHA 30hr certification within 12 months.
  • Must have an unencumbered valid NYS drivers’ license

Work Environment & Physical Demands:

This position requires on-site supervision of employees in a range of weather conditions common of upstate New York using and working around industrial settings and equipment and include work in confined spaces and at heights.
